Rental Policies and Procedures

If you would like to rent a property and have been approved for tenancy through Shadow Mountain Property Management, you will be required to have the following:

 

  • You must be 18 years of age to sign a legal rental contract. You will be required to fill out an application for a credit report which is $25.00. This fee is necessary for every adult who will be occupying the premises. This fee is non-refundable. Applicant may be declined for poor or insufficient credit accounts. In that case, co-signers may be considered.
  • A rental agreement must be signed by all occupants and co-signers. All moneys due and payable in cashier check or money order, must be paid in full before move in date.
  • Security deposits will be equal to rent amount, unless otherwise stated. Cleaning deposits are $250 to $350, depending on the size of the property.
  • Pet deposits are $350.00 for up to 2 (approved) pets.
  • Basic utilities such as electricity, water, gas (if necessary), etc., must be put in the tenant's name before keys will be released.
  • All properties are non-smoking
  • Local sales tax, possible sewer charges, or administrative fees are not included in the listed rental price.
